Energy-Efficient Retrofit - Double-Hung Replacement with CWS Aria in a Tamiami Townhouse
The upstairs bedrooms were unusable by 2 p.m. in August. We used a blower door to locate the worst leaks - the meeting rails on the south and west elevations were drawing attic air straight through - then specified CWS Aria double-hung windows with constant-force balances (not the spiral type that fails in five years) and argon-filled IGUs with a 0.28 U-factor. Front Entry Door - Hollow-Core to Therma-Tru Fiber-Classic with ViewLux Sidelite in a Tamiami Midcentury
The door had been kicked in once and repaired with screws that pulled through the particleboard core. We specified a Therma-Tru Fiber-Classic door with a composite frame that won’t wick moisture from the slab - critical in Tamiami where the water table sits at 3 to 6 feet and slab-edge rot is routine. The ViewLux sidelite is impact-rated with a textured pattern that obscures the view from the street while admitting north light. We installed a multi-point lock with three deadbolts and a reinforced strike plate. The measured survey included the door swing, the threshold height relative to the finished floor, and the sidelite width to maintain the original 42-inch clear opening. The photo record shows the old door’s failed core, the composite frame installation, and the final hardware test.
